State of the State Real Estate Market - end of May 2026
Memorial Day weekend did not take the usual dramatic nosedive we often see.
Tuesday title orders came in looking healthier than expected, which is giving us cautious optimism for a little rebound heading into Father’s Day weekend before we officially slide into the slower, more tepid stretch of the market.
And yes, we are officially entering the back half of the year where pricing strategy and timing matter more than ever.
Price reductions are becoming increasingly important and sellers need to understand that the market is no longer handing out participation trophies for simply existing on the MLS.
The listings winning right now are the ones priced correctly from the start or adjusted quickly and strategically when the data tells you it is time.
Showing activity per listing is running slower than last year in many price points and property types, while days in MLS are stretching longer across much of the market.
Detached homes are still outperforming condos and townhomes, but even detached properties are seeing more hesitation from buyers than we experienced this time last year.
For condos and townhomes especially, patience is becoming part of the strategy.
Many entry level buyers are taking longer to make purchasing decisions and in many cases are skipping the traditional starter condo altogether while aiming directly for a detached home.
That means condo and townhome sellers are often facing a more competitive environment with larger price reductions becoming more common than they were a year ago.
This is where knowing your numbers matters.
Expectations must be set early in the process for both buyers and sellers.
Review the showing trends, pending ratios, and median days in MLS by zip code, property type, and price range before you take the listing or make an offer.
Set expectations early and honestly. Sellers can handle reality far better than surprise.

I believe that details and checklists are incredibly important, especially when it comes to real estate contracts and flying an airplane.
Just an old-fashioned guy, but also a techie, who believes in working hard, being kind, and giving straight answers to people who ask questions.
I’ve lived here for about 40 years or so, and I know the foothills and the south and southwest and southeast suburbs like the back of my hand. If you want something up north I can’t really help you other than to introduce you to someone who can.
Now, what can I do for you?
I have been a widely respected member of the Denver and Colorado real estate industry, and the Arizona real estate community, since 2006.
I attended the University of Illinois, Institute of Aviation in Champaign-Urbana, Illinois where I received my flight training.
Prior to full-time entry into residential real estate in 2006 I was a software developer at a major airline, Director of Technology at an international hotel chain, and Consultant and Project Manager at IBM in support of the airline industry. I suspect that this working background, as well as my flight training, is the source of my obsessive attention to detail and constant use of checklists.
I live in Centennial, Colorado and have three adult children and two grandchildren spread across Colorado, West Texas, and Arizona.
I enjoy the Colorado lifestyle of skiing, hiking, biking, kayaking, and exploring, and wish there was more time to enjoy it all.
My Approach to Real Estate
There are two distinct aspects to this:
First, when working with you as my client, you are my priority. I am here to serve you, and provide you with the service and attention that you deserve. I offer you my nearly 20 years of experience and expertise, and Epique Realty is supplementing that with the highest quality of additional service and support.
Second, when I am not directly working with a client, I am either pursuing additional education and training, or I am previewing properties in my market area so that I am familiar with all available (and recently available) homes in the area.
